Eperia is arranged over three levels, which is more vertical than most Slovak regional centres — the usual formula out on a ring road is one big shed and a mezzanine. Stacking it means the walk is a loop rather than a corridor: you rise through the building and come back along the level above, with the whole volume readable from the balustrade. The organising move is a full-height atrium cut down through the floor plates and roofed in glass, so that daylight falls all the way to the lowest level and you always know roughly where you are.Eperia je rozložená na troch podlažiach, čo je vertikálnejšie riešenie, než býva v slovenských regionálnych centrách zvykom — pri obchvate sa zvyčajne stavia jedna veľká hala s medziposchodím. Vrstvenie znamená, že prechádzka je okruh, nie chodba: stúpate budovou a vraciate sa podlažím vyššie, pričom celý priestor je čitateľný od zábradlia. Nosným prvkom je átrium cez celú výšku, prerezané podlažnými doskami a zastrešené sklom, takže denné svetlo padá až na najnižšiu úroveň a človek zhruba vždy vie, kde je.
The 2021 second stage is worth understanding as architecture rather than as floor space. It did not bolt a shed onto the side; it added a further three-level piece and folded it into the existing circuit, along with a cinema at the top. That changed what the building is for. A centre with a multiplex on its roof level stays open in the evening and fills up after dark, which in a city where the old town closes early gives Sekčov something it did not have.Druhá etapa z roku 2021 sa oplatí vnímať skôr ako architektúra než ako metre štvorcové. Nepribudla hala prilepená zboku; pribudol ďalší trojpodlažný diel, votkaný do existujúceho okruhu, a na vrchu kino. To zmenilo účel budovy. Centrum s multikinom na hornej úrovni ostáva otvorené aj večer a po zotmení sa zapĺňa — a v meste, kde staré mesto zatvára skoro, dostal Sekčov niečo, čo predtým nemal.
One detail sets it slightly apart from its peers: the building carries a BREEAM environmental certificate, and was reported at the time as the first shopping centre outside Bratislava in Slovakia to hold one. That is a paperwork fact rather than a visible one, but it points at the things you do notice — the daylight, the air, the absence of that hot fluorescent airlessness that older centres of the 2000s never quite shook off.Jeden detail ju mierne odlišuje od podobných stavieb: budova má environmentálny certifikát BREEAM a v čase udelenia sa o nej písalo ako o prvom nákupnom centre na Slovensku mimo Bratislavy, ktoré ho získalo. Je to skôr papierový než viditeľný fakt, ukazuje však na veci, ktoré si všimnete — na denné svetlo, na vzduch, na neprítomnosť toho horúceho žiarivkového dusna, ktorého sa staršie centrá z dvetisícich rokov nikdy celkom nezbavili.
